La Noyeraie du Gît is an eco-friendly furnished holiday rental located at the entrance of the Vercors Regional Natural Park.

2. Purpose

These Terms and Conditions of Sale define the rights and obligations of both parties in the context of the seasonal rental of the holiday home “La Noyeraie du Gît”, offered through direct booking via the website or through direct contact (email or phone).

Bookings made through partner platforms (such as Airbnb) are subject to the specific terms and conditions of those platforms.

3. Description of the accommodation

The gîte is a 36 m² single-level accommodation with a private enclosed garden, able to host up to 4 guests, located in a calm, natural and eco-friendly environment in Saint-Quentin-sur-Isère.

The property is fully furnished and equipped and designed using healthy, natural and breathable materials (earth, wood and ecological materials), providing comfortable living conditions in both summer and winter.

Photos and descriptions presented on the website are non-contractual but reflect the reality of the property.

4. Booking

A booking becomes effective after:

• written confirmation (email or rental agreement)

• and receipt of the deposit or full payment according to the agreed terms

The host reserves the right to refuse a booking in case of non-compliance with the conditions, exceeding the maximum capacity, or incomplete information.

5. Rates

Prices are expressed in euros (€) and include all taxes, excluding tourist tax where applicable.

Rates include:

• use of the furnished accommodation

• utilities (water, electricity, heating)

• access to all equipment

• personalised welcome and welcome guide

The price confirmed at the time of booking is binding.

6. Payment terms

Payment may be made via:

• bank transfer

• online payment (when available)

• any other method agreed upon during booking

A deposit may be required to confirm the reservation.

The remaining balance must be paid before arrival or according to the terms specified in the rental agreement.

7. Security deposit

A security deposit of €250 may be requested upon arrival.

It will be returned after departure, provided that no damage, breakage or excessive cleaning is required.

8. Cancellation policy

Unless otherwise specified at the time of booking:

• Free cancellation up to 7 days before arrival

• Less than 7 days before arrival: the deposit may be retained

• No-show: the full stay may be charged

Any cancellation must be made in writing (email).

9. Arrival and departure

Check-in: from 4:00 PM
Check-out: by 12:00 PM

A personalised welcome is offered whenever possible, or self check-in via a secure key box.

Times may be adjusted depending on availability.

10. Maximum occupancy

The accommodation is designed for a maximum of 4 guests.

Any undeclared additional guests may result in cancellation of the booking without refund.

11. Pets

Pets are welcome subject to prior agreement.

They remain under the responsibility of their owners and must not cause damage or disturbance.

The private enclosed garden allows pets to stay comfortably while respecting the property.

12. House rules

Guests agree to:

• respect the peace and quiet of the property and neighbourhood

• not organise parties or events

• respect the non-smoking policy (outdoor area available)

• take care of furniture and equipment

• use the facilities responsibly

Waste sorting and respect for the eco-friendly philosophy of the property are encouraged during the stay.

13. Eco-friendly approach

La Noyeraie du Gît follows an environmentally responsible approach:

• organic or locally sourced welcome products

• energy-efficient equipment

• water-saving devices

• waste sorting and composting

• natural materials and high thermal mass building design

• efficient and energy-saving heating system

Guests are encouraged to use resources responsibly (water, energy and waste).

14. Personalised welcome and documentation

A welcome guide is available in the accommodation (French, English and German).
It includes:

• house rules

• practical information about the stay

• nearby services and shops

• a selection of local restaurants

• activities and visits around the gîte

• suggested day trips starting from the property

A second guide is dedicated to hiking and walking routes, including selected itineraries for different levels, with descriptions, maps and QR codes linking to routes on the Visorando application.

Official tourism documentation (Tourist Office), maps and hiking books are also available to help guests organise their stay independently.

These documents are provided for information only and do not constitute guided outdoor activities. Guests remain responsible for their route choices, equipment and safety during outdoor activities.

15. Liability

The guest is responsible for any damage caused to the property, equipment or outdoor areas during the stay.

The host cannot be held responsible in case of:

• interruption of services beyond their control (internet, electricity, weather, etc.)

• accidents resulting from improper use of equipment

• unforeseen external events

16. Insurance

Guests must be covered by holiday liability insurance for the duration of the stay.

17. Personal data

Information collected during the booking process is used solely to manage the stay and the relationship with guests, in accordance with the General Data Protection Regulation (GDPR) and the website’s privacy policy.

18. Disputes and applicable law

These Terms and Conditions are governed by French law.

In case of dispute, an amicable solution will be preferred.
Failing that, the competent courts will be those of the jurisdiction where the property is located.

19. Acceptance of the terms

Any booking implies full acceptance of these Terms and Conditions of Sale.
